Custom Carpentry & Woodwork: Summer Maintenance Checklist for Los Osos Homeowners

Right now in August, we're in the sweet spot on the Central Coast — dry weather, stable conditions, and full daylight. It's the ideal time to walk your property and catch problems with custom carpentry and woodwork before the marine layer comes back and the winter rains hit hard.

I've been the guy fixing wood issues in Los Osos and around SLO County for years, and I can tell you: the homeowners who spend two hours doing a summer inspection save themselves a lot of headaches come November.

Here's what you need to check.

Decks & Exterior Wood — Check for Moisture Traps

If you've got a deck, especially one facing the ocean side of Los Osos, this is critical. Summer's when you can actually see what's happening.

Your checklist:

Walk the entire deck surface. Look for soft spots in the boards — push on them with your boot heel. If wood gives way or feels spongy, that's rot starting. Don't wait.

Check under the deck, where the posts sit. Coastal salt air up here accelerates decay. I've pulled out 2x6 support posts that looked fine from above but were completely compromised underneath.

Look at the railings and any horizontal surfaces where water pools. In summer, you can see discoloration or mildew growth that signals moisture isn't draining properly.

Inspect fasteners — nails and screws. Rust staining means water's getting in there. Stainless steel hardware lasts; regular steel doesn't in our salt-air environment.

Check where the deck attaches to your house. This is the most critical joint. Water intrusion here leads to much bigger problems inside your home.

Interior Custom Woodwork & Built-ins

The marine layer humidity that rolls in from Morro Bay and the dunes doesn't just affect outdoor wood — it gets inside, too.

Check these areas:

Closet shelving and built-in cabinetry. In summer, moisture levels are low. It's when you'll spot any warping or swelling that happened during last winter's damp months. If shelves are bowed or doors don't close flush, that tells me the wood absorbed water.

Window frames and sills, especially on ocean-facing walls. Look for paint bubbling, soft spots in the wood, or gaps opening up around the frame.

Wooden thresholds at exterior doors. These take a beating. Summer's when you can see if water's been pooling underneath.

Any baseboards or trim touching tile or stone floors in bathrooms or kitchens. Capillary action pulls moisture up from the floor into the wood. I've replaced more baseboards in Los Osos homes than you'd expect for exactly this reason.

Stains, Finishes & Surface Protection

If your wood furniture, trim, or cabinetry has a finish — stain, lacquer, polyurethane, or wax — August is the time to assess how it's holding up.

What to look for:

Dull spots or water rings on finished surfaces. These mean the protective layer's compromised and moisture's reaching the wood underneath.

Peeling or flaking stain on outdoor elements like pergolas, arbors, or trim. The Central Coast sun and salt spray break down finishes faster than inland.

Gaps or cracks in the wood itself, especially around joints. Willy has seen some nasty splits open up from seasonal wood movement — dry summers shrink the wood, wet winters swell it. If gaps are widening, something's off with the wood movement or the original installation.

Any sticky areas or finish breakdown on cabinetry or shelving inside. Could be humidity-related, could be UV damage if it's near a window.

Doors, Frames & Hardware

Custom doors and hardwood frames are investments. They also take the most weather exposure.

Inspect:

Exterior doors for swelling, sticking, or gaps around the frame where it meets the wall. Even small gaps let salt air and moisture creep in.

Hinges and locksets for corrosion or rust. Stainless or coated hardware is worth it here.

Weatherstripping and seals around doors. In summer, when everything's dry, you can see exactly where water gets in during winter.

Door frames for rot at the bottom corners. Water drips down and sits here. I've had to replace entire frames because of neglect in this one spot.

Stairs, Railings & Structural Details

Custom stairs — especially those gorgeous wooden staircases some of you have built — need regular attention.

Check:

Handrails and balusters for looseness. Grab the rail and move it. It shouldn't budge. Loose railings are a safety issue and a sign fasteners are failing.

Stair treads for warping or movement. Walk each one. Creaking means the connection's shifting.

Where stringers (the angled support beams) connect to the floor and landing. This joint takes a lot of load. Any separation needs to be addressed.

Repair Priority & Next Steps

Soft, spongy wood is your emergency. That's structural. Get it checked immediately.

Finish problems, small gaps, and surface-level staining can usually wait until I've got availability in early fall, but don't put them off until winter's here.

Honestly, most of the big carpentry problems I see in Los Osos homes started as small issues nobody caught during summer. A loose fastener becomes rot. A small gap becomes water intrusion. Then suddenly you're dealing with a much bigger project than a simple repair would've been.
