# How to Build and Repair a Deck in Nipomo: A Step-by-Step Guide
Your deck is one of the hardest-working structures on your home. Out here on the Central Coast, it's battling salt air corrosion, intense summer sun, and the fog that rolls in at night. If you're thinking about building a new deck or fixing one that's seen better days, you need to know what you're actually getting into.
I'm Willy, and I've been the person homeowners call when their decks start failing. I've rebuilt rotted boards in Nipomo neighborhoods from Southwood to the Dunes, and I've learned exactly what works and what doesn't in our climate. This guide walks you through the real decisions you'll need to make.
Step 1: Decide Whether You're Building New or Repairing Existing
This is your first fork in the road, and it matters.
If you've got an existing deck, start by doing a honest inspection. Walk on it. Look underneath. Push on the posts and rim joists with a screwdriver—if the wood gives easily or feels spongy, that's rot. Out here, moisture gets trapped under decks quickly, especially if drainage is poor. I had a customer in Nipomo last year who thought a few loose boards meant a simple repair. Turned out the ledger board was half-rotted and the posts had significant damage. What could have been a targeted fix became a much larger project.
If you're building from scratch, you've got freedom to do this right the first time. That's worth a lot.
Step 2: Plan Your Layout and Gather Local Permit Information
Before you buy a single board, you need to know the rules. San Luis Obispo County has specific deck requirements—setbacks from property lines, height restrictions, railing codes. If your deck is more than 30 inches above ground, you'll need a permit and inspection. Don't skip this step. A code violation can force you to tear down what you've built.
Willy always recommends calling the SLO County Building Department first or having me check with them as part of your estimate. They're reasonable, and getting it right upfront saves headaches later.
Think about your site drainage too. Nipomo's soil is clay-heavy in spots, which means water doesn't drain the way it does in sandier areas. If your deck will be in a low spot or near a downspout, plan for that. Elevated decks with good airflow underneath last longer than ones built flush to the ground.
Step 3: Choose Your Materials Wisely
This decision affects everything that comes next.
Pressure-treated lumber is the standard choice for structural framing—posts, beams, joists. It'll handle our moisture and won't rot in the first five years. For the deck surface, you've got options:
Pressure-treated deck boards work, but they need regular maintenance and will gray over time.
Composite decking (like Trex or similar products) won't rot and requires less upkeep. It's popular on the Central Coast because of the salt air.
Redwood or cedar look beautiful and age gracefully, but they need sealing every couple of years to fight moisture. I've seen homeowners skip the sealing and then regret it.
For fasteners, use stainless steel or galvanized screws—16-gauge, 2.5-inch minimum for deck boards. Regular steel screws will rust out in a couple of years with our salt-air exposure. That's something I've had to fix repeatedly in Nipomo homes near the coast.
Step 4: Set Your Posts and Footings Correctly
This is where the deck either holds up or fails. Don't rush it.
Every post needs a footing that goes below the frost line. For SLO County, that's typically 12 inches, but check with your building department. In Nipomo's clay soil, I always dig a little deeper and use gravel for drainage under the concrete footer.
Use adjustable post bases—they let you level the deck even if your site isn't perfectly flat. Bolt everything down. Don't hand-wave this part. A loose post means movement, and movement means cracked boards, pulled fasteners, and a wobbling deck.
Spacing matters too. Posts should be no more than 6 feet apart for a residential deck, and I generally go closer (4 to 5 feet) out here because of wind from the dunes and the moisture load.
Step 5: Install Joists, Beams, and the Ledger Board
The ledger board—where your deck attaches to your house—is critical. This is where water sneaks in and rots the rim joist. I've seen it happen dozens of times.
Flash it properly. That means flashing tape or metal flashing between the ledger and the rim joist, sloped to shed water outward. Bolt it to the house rim with 1/2-inch galvanized bolts, 16 inches apart. Don't use nails. Nails don't hold in our climate.
Joists run perpendicular to the house. Space them 16 inches on center (that's standard). Every joist gets nailed or bolted to the beam and ledger, and every connection matters.
Willy's seen joists fail because fasteners were spaced too far apart. It doesn't take much movement in our wind to loosen things up.
Step 6: Install Deck Boards and Plan for Expansion
Layout matters here. Don't just start at one corner and hope it ends evenly on the other side. Measure the width of your deck, divide by the width of your board (minus a small gap for expansion), and plan your cuts.
Leave 1/8-inch gaps between boards. Wood expands and contracts with moisture—especially on the Central Coast where humidity swings from wet mornings to dry afternoons. No gaps means boards cupping and buckling.
Fasten every board with two screws per joist. Stainless steel, galvanized, or composite fasteners only. Don't use regular nails for the surface.
As you go, check for square and level. Small errors compound.
Step 7: Build Railings and Stairs to Code
Railings aren't optional if your deck is over 30 inches high—they're required. Posts must be 4 inches or less apart (or the balusters between them). The railing itself must be at least 36 inches high and support 200 pounds of horizontal force without moving.
Stairs need nosing and proper tread depth (10–11 inches is standard). Inconsistent step heights are a trip hazard. Build them square and solid.
Step 8: Seal and Maintain (or Don't—But Know What Happens)
Once your deck is done, maintenance starts.
If you've used pressure-treated lumber or cedar, seal it within a few months. Out here, the sun is intense, and salt air accelerates fading and weathering. I recommend sealing every two to three years for best results.
Composite doesn't need sealing, but it still needs cleaning to prevent algae buildup in shaded spots.
The truth is, I've repaired plenty of decks where the owner skipped maintenance entirely. The wood holds up longer than you might think, but when it fails, you're looking at a much more involved replacement than if you'd kept up with it.
When to Call a Professional
If you're comfortable with tools and have time, many homeowners build simple decks successfully. But if you're dealing with a sloped site, complicated drainage, or structural repair, that's where experience matters.
I've been the guy fixing decks in Nipomo long enough to see patterns. Ledger board failures, undersized posts, improper footings, and moisture traps are the big ones. Getting the foundation right is what separates a deck that lasts 15 years from one that lasts 30.
