Deck Maintenance Checklist for Central Coast Homeowners
I've been working on decks across San Luis Obispo County for years, and I can tell you this: a deck that gets regular attention is a deck that lasts decades. A deck that gets ignored? You'll be replacing boards and railings before you know it.
The Central Coast throws everything at your deck — salt spray off the Pacific, intense summer sun, heavy winter rains, and all that coastal humidity trapped under the marine layer. Right now in August, we're in the dry season, which means it's actually the perfect time to do your preventative work before fall and winter hit.
Here's my real-world checklist for keeping your deck in solid shape year-round.
Summer (Now)
You're in the sweet spot. The weather's dry, the deck's accessible, and you can see what's actually going on without rain in the way.
Inspect the deck surface
Check all fasteners
Clean and stain or seal
Check the underside and posts
Railings and stairs
Fall (September–November)
As the marine layer creeps back in and the first storms roll in, shift your focus to water management.
Clear debris
Inspect the joist structure
Seal any exposed wood
Drainage check
Winter (December–February)
Rains are heavy, the marine layer sits thick, and salt spray gets pushed inland. Your job now is damage assessment and prevention.
Watch for water pooling
Inspect for rot damage
Salt spray damage
Protect against frost damage
Spring (March–May)
Winter damage shows itself now. Before summer hits, address what winter exposed.
Full inspection after winter rains
Repair or replace damaged boards
Re-stain if needed
Clear and refresh
When to Call a Pro
You can do the visual inspections and cleaning yourself. But if you find soft wood, widespread corrosion, loose railings, or structural movement, that's when you need Willy to come take a look.
I've caught problems early that would've become much bigger problems later. Soft joists caught in summer don't turn into a complete frame replacement if they're replaced right then. A loose railing caught in spring doesn't become a liability lawsuit in July.
Honestly, most homeowners ignore their decks until something breaks. That's when the work gets complicated and involved.
Get Your Deck Inspected
If you're not sure what you're looking at, don't guess. Willy can walk your deck with you and tell you exactly what needs attention, what can wait, and what's urgent.
