# Door Installation: A Step-by-Step Guide for Santa Maria Homeowners
A lot of people think door installation is a quick Saturday project. Then they get halfway through, realize the frame's rotted, the opening isn't square, and suddenly they're calling me at 4 PM on a Sunday. I've been doing this work on the Central Coast for years, and I'll be straight with you—there's a lot that can go wrong if you don't know what you're looking for.
This post walks you through the real process, so you know what to expect whether you're doing it yourself or hiring someone like me to handle it.
Understanding Your Door Opening
Before you order anything, you need to actually look at what you've got. Most people measure a door the wrong way, which leads to ordering the wrong size and becoming very unhappy.
Here's what I do first: I check if the opening is square. Grab a level and place it against the sides of the frame—both vertical sides should be plumb. Check the top with a level too. If one side is tilted more than 1/4 inch over the height, that's a problem we need to fix before a new door goes in. I've walked into plenty of Santa Maria homes—especially older ones in the Fairview and Preisler neighborhoods—where settlement has shifted the frame just enough to cause issues.
Measure the rough opening in three places: top, middle, and bottom. They're probably not all the same. Write down the smallest width and the smallest height. That's what your new door needs to fit into without forcing.
Take a photo of the current frame condition. Is the sill (the bottom threshold) rotted? That's common here on the Central Coast—our coastal salt air and summer humidity create conditions where wood degrades faster than inland. If the sill is soft or dark-stained, it's been holding water and needs replacement, not just a new door over it.
Assessing the Frame Condition
This step separates an installation that lasts 20 years from one that causes a headache in five.
Press your fingernail into the wood around the frame. If it leaves a dent easily, the frame is compromised. Check the sill especially—the part you step on. If water's gotten in, you'll see dark discoloration or actual soft spots.
I worked on a Spanish Colonial home in Santa Maria last spring where the homeowner wanted to just replace the front door. When I got there, the entire frame was soft. The previous owner hadn't caulked properly, and salt-air moisture had been working into the wood for years. Installing a new door over that frame would've meant the same problem six months later, except now with a new door ruined. We ended up removing the whole frame and installing new treated wood—more work than the homeowner expected, but it actually solved the underlying problem instead of masking it.

Choosing the Right Door
You've got three basic categories: solid wood, fiberglass, or steel.
Solid wood looks beautiful but requires maintenance, especially on the Central Coast. You'll be refinishing it every few years if you want it to hold up to salt air and coastal humidity. It's a real commitment.
Fiberglass looks like wood, doesn't rot, handles coastal conditions well, and is pretty forgiving. Most doors I install now are fiberglass because they just work here.
Steel is durable and secure, but in summer heat (especially if your front door faces west), it can get hot enough to burn if you're not careful.
Decide on swing direction: does the door open left or right? Stand outside the door looking in—which side is the hinge on? That's your swing direction.
Consider the threshold style. A traditional raised threshold is tougher on water intrusion but can trip people. A low-profile threshold is easier to step over but demands good sealing. On a property near the dunes in Santa Maria, I'd lean toward better sealing over a low threshold, because that wind-driven moisture is relentless.
Removing the Old Door
This is straightforward but takes patience. Close the door and remove the hinge pins from the bottom up—tap a nail up from underneath the hinge to push the pin out. The door should then swing down and out. Remove the strike plate next, then the frame trim.
Now comes the part where things get real: remove the old frame. Use a reciprocating saw or a pry bar to break it loose. You'll likely find some amount of deteriorated sealant and possibly water damage behind the trim. This is why I said to check the frame first.
Scrape away old caulk and foam. Get the rough opening clean and dry—if it's wet, let it dry for a couple days. Don't skip this step. Moisture trapped behind a new frame is a guaranteed problem.
Installing the New Frame
Willy (that's me) always starts by checking that opening one more time with a level. It hasn't moved since we checked it, but I verify anyway. It takes 30 seconds and saves arguments later.
Apply a good exterior-grade sealant to the rough opening sill first—not caulk, sealant. SIKAFLEX or a similar polyurethane product is what I use. It stays flexible and doesn't degrade like caulk does in coastal conditions.
Set the new frame in the opening. Use shims (wedges) to get it level and plumb on all sides. Insert shims at the hinge locations first, then the strike side, then the top. Use a level constantly—don't just assume it's square because the old one was.
Once it's sitting right, drive fasteners through the frame into the rough opening. Use corrosion-resistant screws (stainless steel or coated)—regular screws will rust on the Central Coast, especially in exposed locations. Space them about 12 inches apart.
Insulate the gaps between the frame and the rough opening using expanding foam, but don't go crazy. One can per side is plenty. Over-foaming can warp the frame. Let it cure per the manufacturer's instructions—usually 24 hours—then trim the excess foam.
Hanging the New Door
Set the door into the frame without the hinge pins yet. Make sure it fits straight and swings freely. If it drags or doesn't close right, your frame install wasn't quite right—don't ignore it and expect it to be fine.
Insert the hinge pins from the top down. Swing the door closed and check the fit at the top, middle, and bottom. You should be able to close it with a smooth, even motion. There should be consistent light gap all the way around.
If the door rubs, you need to shimmy the frame slightly. This is tedious, but doing it right now saves you jamming the door in winter when swelling happens.
Install the strike plate so the bolt aligns properly with the strike cutout. If the bolt doesn't line up perfectly, you'll have a door that doesn't latch right, and you'll be fiddling with it forever.
Sealing and Weatherproofing
Here's what most people skip—and then they wonder why their energy bills spike and water gets in.
Apply a bead of exterior-grade sealant around the entire frame perimeter, inside and out. Don't use caulk if you can help it; use a flexible polyurethane sealant. On the Central Coast, that flexibility matters. Temperature swings and humidity cycles cause materials to expand and contract.
Install the threshold properly. If it's a separate piece, seal underneath it before screwing it down. If it's integral to the frame, make sure the sill pan (if there is one) is sitting right and sealed.
Check your weatherstripping. Most new doors come with it, but verify it's compressed evenly against the door when closed. There shouldn't be light coming through anywhere.
Final Details and Inspection
Install the interior trim. In Santa Maria, you'll see everything from original wooden casings to modern pre-primed pine. Whatever matches your home, make sure it's sealed where it meets the frame.
Stand outside and look at the overall appearance. Check that the door is level and plumb one more time. Open and close it a dozen times. It should feel smooth and secure.
After a few days, come back and check your sealant. If you see cracks, add another bead. Better to be generous with sealant now than to have water intrusion in November when our rare rain comes.
