# Fence Installation & Repair: A Step-by-Step Guide for Orcutt Homeowners
I've been installing and repairing fences in Orcutt for years. It's one of those projects that looks straightforward until you're halfway through it and realize the ground isn't level, or the previous owner used nails instead of screws on posts that are rotting out. But here's the good news: if you know what to expect going in, you can make smart decisions about whether to tackle it yourself or bring in someone like me.
Step 1: Assess What You Actually Need
First, figure out if you're installing a new fence or repairing an existing one. They're completely different animals.
Repairs usually mean replacing a few boards, resetting a post that's leaning, or dealing with rot in sections. I had a customer out near Orcutt High School last spring whose fence was sagging on the ocean-facing side—salt air and coastal humidity had gotten to the posts faster than expected. We replaced the damaged posts and about a dozen boards on that side. The rest of the fence? Still solid.
New installation is bigger. You're looking at layout, post holes, leveling, materials selection, and the whole timeline. It takes longer, but you get exactly what you want.
Walk your property line. Look for existing fence posts—are they stable, or are they spongy when you press on them? Check for leaning sections. Take photos. This is the information Willy will need to give you an accurate estimate.
Step 2: Check SLO County Permits and Property Lines
Before you buy a single board, you need to know if you're allowed to build where you want to build.
San Luis Obispo County requires permits for most fence installations, especially if you're going over 6 feet tall or if your property borders a public road. Orcutt falls in northern Santa Barbara County jurisdiction, but the same principle applies: call ahead. Setback requirements exist for a reason—they keep neighbors from building right on the property line without checking first.
I always recommend getting a property survey if you're not 100% sure where the line is. It's money well spent to avoid the headache of building on the wrong side and having to tear it down later. That's a lot more work than doing it right the first time.
Contact your local building department. They'll tell you what you need—usually a plot plan, completed application, and maybe a site visit. Most projects get approved within a week or two.
Step 3: Choose Your Materials
This is where the Central Coast climate matters. We've got salt air if you're close to the coast, winter moisture, and dry summers. Your material choice affects how long your fence lasts and how much maintenance you'll do.
Wood (typically redwood or pressure-treated) is traditional and looks good. Redwood holds up better in our coastal salt air than pine does. Pressure-treated lumber resists rot longer. The trade-off is that wood needs occasional staining or sealing, especially on the Central Coast where the marine layer keeps things damp longer than you'd expect inland.
Vinyl doesn't rot and doesn't need staining. It's popular for people who don't want ongoing maintenance. Fair warning: it can fade under our intense summer sun, and in high winds it can flex more than wood.
Metal (aluminum or steel) is durable and low-maintenance. Steel needs rust protection; aluminum doesn't. Metal looks modern and works well if you want something that'll outlast the house.
Composite materials (mix of wood fibers and plastic) split the difference but tend to be heavier and require solid posts to support them.
I usually recommend talking through your specific property with someone who knows the area. Willy can tell you what's holding up well in your neighborhood and what isn't.
Step 4: Plan the Layout and Post Placement
This is where a lot of DIY projects go sideways. You can't just eyeball it.
Measure your property line. Use chalk or spray paint to mark where posts will go. For most residential fences, posts are spaced 6 feet apart, but you might space them closer (4 to 5 feet) if you're using lighter materials or if your yard slopes. Uneven ground means you might need to adjust spacing to keep panels level.
Mark every post location. If your property slopes—and plenty of Orcutt properties do—you'll need to step the fence up the hill rather than tilting the panels. It takes more work but looks right and functions better.
Willy always lays this out with the homeowner before digging a single hole. It's the moment where you catch mistakes that would be painful to fix later.
Step 5: Dig Post Holes—The Right Way
Post depth matters. Standard practice is one-third of the post length goes below ground. For a 6-foot fence, that's about 2 feet deep. In clay-heavy Orcutt soil, dig deeper if you can—it helps with drainage and stability.
You can rent a power auger from most equipment places, or hand-dig with a posthole digger. Hand-digging takes longer but gives you more control. Power augers are faster if your ground isn't rocky.
One thing: check for underground utilities before you dig. Call 811 (Call Before You Dig). They'll mark gas, electric, and water lines. Takes a few days but it's non-negotiable.
Once holes are dug, pour a few inches of gravel in the bottom for drainage. That prevents water from pooling around the post base and rotting it out in a few years.
Step 6: Set the Posts
This is the backbone of your fence. Posts that aren't plumb (perfectly vertical) will throw off everything else.
Mix your concrete (a 50-pound bag of QUIKRETE or similar will set one post). Drop the post in the hole, brace it so it's perfectly vertical using a level, and pour concrete around it. Let it cure—usually 24 hours before you lean any weight on it.
If you're working alone, this is where having Willy's extra set of hands makes a difference. I've done enough of these that I can hold a post plumb with one hand while filling concrete with the other, but most people need two people or temporary bracing.
Don't rush the curing. I've seen people start attaching rails the next morning because they thought the concrete was set, and it wasn't. Leads to loose posts. Wait the full day.
Step 7: Install Rails and Panels
Once your posts are solid, attach the horizontal rails (the pieces that run between posts) and then the boards or panels.
For wood, use stainless steel screws or hot-dipped galvanized fasteners—regular nails and screws rust in our sea air and weaken over time. Stainless is worth it for longevity.
Leave a small gap (about half an inch) between vertical boards so they can expand and contract with moisture changes. If you pack them tight, they'll cup and warp.
Measure as you go. Panels that aren't parallel look sloppy from the street. It matters.
Step 8: Finishing Touches and Maintenance
If you've used wood, plan to stain or seal it within a few months of installation. Our summer sun and marine layer humidity can weather unprotected wood faster than you'd think. A good stain every few years keeps it looking solid and extends the life significantly.
Vinyl and metal don't need ongoing treatment, but they should be rinsed with a hose occasionally to remove salt spray buildup if you're near the coast.
Check your posts every year or two. If you notice softness or leaning, that's your signal to call Willy before it becomes a bigger problem.
