Summer's here on the Central Coast, and while everyone's focused on deck staining and fire prevention, your indoor flooring needs attention too. Here's what I check on every job.

Summer on the Central Coast means dry conditions, but that doesn't mean your floors get a break. Between coastal salt air, the marine layer creeping in at night, and the extreme temperature swings we get here in San Luis Obispo, your flooring takes a beating year-round. I've been installing and maintaining floors in San Luis Obispo for years, and I've learned exactly what homeowners need to watch for.

Here's my honest seasonal checklist so you don't end up with warped wood, loose tiles, or water damage that could've been prevented.

Summer (Dry Season) — Right Now

We're in the sweet spot right now. Humidity is low, rain won't come for months, and this is actually when you want to *notice* problems before the winter rains arrive.

Check Your Subfloor Moisture

Even in summer, moisture sneaks up. I walked into a house last July in Paso Robles with what looked like perfect hardwood floors — until I pulled back the baseboards. Water was trapped underneath from poor grading around the foundation.

Action items:

  • Look for any soft spots, slight bouncing, or hollow sounds when you walk across your floor.
  • Check under sinks and around appliances for any signs of leaks or dampness.
  • If you have a crawlspace or basement, pop down there and look for standing water or dampness on joists and subfloor.
  • Feel the subfloor with your hand — it should be completely dry.
  • Inspect Grout and Caulking (If You Have Tile)

    The salt air from the coast corrodes grout faster than most people realize. That's especially true if you're in Cambria, Cayucos, or even just a few miles inland here in SLO.

    Action items:

  • Walk your tile floors and look for cracked or missing grout lines.
  • Check the caulk around the perimeter — it should be flexible and intact, not cracked or pulling away.
  • Discolored grout can mean mold or salt intrusion happening behind the scenes.
  • If you find cracks, note them. They don't fix themselves.
  • UV Damage and Fading

    Summer sun is intense. If you have hardwood or any stained floor, the UV rays are bleaching it right now.

    Action items:

  • Look for uneven fading, especially near windows and glass doors.
  • Feel the finish — is it still smooth, or is it getting rough or dull in high-traffic areas?
  • Check under area rugs where the floor hasn't been exposed — compare the color. If there's a big difference, your finish is breaking down.
  • This is the time to think about refinishing before fall projects pile up.
  • Fall (September–November) — Prep Season

    As summer ends and the first fog rolls back in, humidity starts climbing. This is when I prep floors for the wet months ahead.

    Action items:

  • Have Willy or another pro inspect any floor that touches the outside — entryways, mudrooms, garage transitions. These are your leak points.
  • Seal or re-seal grout and any natural stone if you haven't in the last 2–3 years.
  • Check all weatherstripping around doors. Water follows air leaks.
  • Clean gutters and make sure downspouts are directing water *away* from the house. I've seen water pool against foundations and seep under flooring because of gutters dumping right next to the slab.
  • Winter (December–March) — The Hard Months

    Central Coast winters bring serious rain. That marine layer hangs for weeks. If your floors aren't buttoned up by November, winter will find every weakness.

    Action items:

  • Monitor for standing water, pooling, or dampness under rugs and furniture. Move things around and check.
  • Wipe up spills immediately — hardwood swells if water sits for even a few hours.
  • Check basement or crawlspace moisture weekly. If you have a sump pump, test it.
  • Watch seams and transitions where different flooring types meet. Water loves seams.
  • If you start seeing cupping (edges higher than the middle) or cupping in hardwood, that's a humidity problem. Call Willy before it gets worse.
  • Don't ignore water stains. They mean water got in, and it might still be wicking up through the subfloor.
  • Spring (April–May) — Damage Assessment

    After the rains, it's time to see what happened and what needs fixing.

    Action items:

  • Do a full walk-through of every floor in the house. Look for stains, soft spots, buckling, warping, or any boards that moved.
  • Check tile for grout that crumbled or cracked during the freeze-thaw cycles.
  • Check around plumbing — this is where slow leaks hide for months.
  • If you found damage in winter, now's the time to address it. Waiting makes it bigger and much more involved to repair.
  • Get moisture readings under hardwood floors in any room where you suspected water.
  • Year-Round: The Non-Negotiables

    These don't change with the season, but they matter everywhere on the Central Coast.

    Coastal Salt Air

    If you're within a mile or two of the ocean (and honestly, we all are in SLO County), salt air is eating your grout, metal fixtures, and any untreated wood. I've seen salt corrosion turn stainless steel hardware black in just a few years.

    Action items:

  • Inspect metal thresholds, fasteners, and hardware twice a year for corrosion.
  • If you have natural stone, seal it annually.
  • Grout in older coastal homes should be sealed every 1–2 years, not every 5.
  • Ventilation

    The Central Coast gets humid fast when the marine layer rolls in. Bathrooms and kitchens need to breathe, especially around flooring.

    Action items:

  • Keep bathroom exhaust fans running during showers and for 20 minutes after.
  • Don't block air vents in crawlspaces or under the house.
  • If you smell mustiness near flooring, there's a ventilation problem.
  • Traffic Patterns and Wear

    You can't stop people from walking on your floors, but you can extend their life.

    Action items:

  • Use rugs or runners in high-traffic zones.
  • Wipe dirt and grit off shoe soles before stepping on wood or tile.
  • Use furniture pads on anything heavy.
  • If you notice the finish wearing through in one spot, that's a sign the whole floor might need attention soon.
