Plumbing Repairs on the Central Coast: Your Summer Maintenance Checklist

We're in the dry season right now on the Central Coast, and honestly, that's when a lot of homeowners ignore their plumbing. The pipes aren't leaking from heavy rains, the ground isn't saturated—everything seems fine. But summer's actually the best time to catch problems and get them fixed before the wet months roll in. I've been the guy fixing burst pipes, corroded lines, and drainage disasters in Nipomo for years, and I can tell you: the homeowners who stay ahead of it sleep better at night.

Here's what you need to check this summer, and when you should call Willy.

What to Check Right Now (Summer)

Look for visible leaks under sinks and around toilets.

This one's easy. Go under your kitchen and bathroom sinks with a flashlight. Are there water stains? Drips? Soft spots in the cabinet wood? If yes, don't wait—a slow leak now becomes a structural problem in a wet winter.

I had a customer in Nipomo last month who noticed a tiny weep under the bathroom sink. Turned out the shutoff valve was failing. We replaced it before water got into the wall cavity. If she'd waited until January when the rains started, that wall would've been soaked.

Check the water heater.

Look at the base and the connections. Rust staining around the bottom means the tank's starting to fail internally. Corrosion happens fast here on the Central Coast—that salt air gets to everything. If you see buildup or discoloration on the copper lines coming out of the heater, that's oxidation. Not immediately dangerous, but it tells me the system's taking wear.

Walk your property line and look at where water's draining.

During the dry season, you can actually see the lay of your land. Do gutters drain away from the house foundation? Is there standing water anywhere near the foundation or septic system (if you're on a septic)? A lot of Nipomo properties have clay soil that doesn't drain well—poor drainage in summer means water intrusion in winter.

Test your main shutoff valve.

Turn it slowly by hand. It should move smoothly and stop the water completely. If it's stuck, seized, or if you've never tested it, call Willy. You don't want to find out your shutoff valve doesn't work when there's a burst pipe at midnight.

Summer-Specific Concerns for Central Coast Properties

Our climate here is unusual. Dry for six months, wet for six months. Salt air year-round. That affects plumbing.

Corrosion and oxidation. Copper lines exposed to coastal salt air corrode faster than they do inland. Galvanized steel fittings fail sooner. If your home was built in the 1970s or 1980s and still has the original plumbing, I'd get it inspected. Mineral buildup. Our water here has minerals. Over time, they accumulate in water heaters and supply lines. That buildup restricts flow and puts extra strain on fixtures. In summer, when water usage goes up (gardens, outdoor showers, pools), undersized or clogged lines show their weakness.

Ground movement. Clay soil expands when wet and contracts when dry. That movement stresses underground lines. A pipe that's fine in August might crack by February. If you've noticed slow drains or soggy spots in your yard, the soil movement may have damaged a line.

Things NOT to ignore before fall arrives

**Drains that are slow or backing up.** Don't use chemical drain cleaners and hope it goes away. They're temporary fixes that hide a real blockage. Call me. I'll camera the line and show you exactly what's happening.

**Water pressure that's dropped noticeably.** Could be mineral buildup, could be a failing valve, could be a hidden leak somewhere in the walls. Don't assume it's normal.

**Discoloration in the water.** Brown, red, or cloudy water points to corrosion inside the lines or sediment in the main. That's a sign your system needs attention.

**Strange noises from the pipes.** Banging, hissing, or hammering usually means air in the lines or a valve issue. Get it checked before it becomes a real failure.

Before the Rainy Season: A Late-Summer Checklist

Here's what I recommend homeowners do in August or early September while the ground is still solid and the weather's clear:

[ ] Have Willy inspect underground plumbing if your home is on a septic system. Summer ground conditions are ideal for seeing where problems are.

[ ] Check all exterior hose bibs for leaks or damage. Replace any that don't shut off completely.

[ ] Clear gutters and downspouts so rain will actually drain away from your foundation.

[ ] Have your main water line inspected if it's older than 30 years. Cast iron, galvanized steel, or original plastic can surprise you.

[ ] Test all shutoff valves—main, toilet stops, under-sink valves—and confirm they work smoothly.

[ ] Look for wet spots or soft ground anywhere on your property. Could indicate a buried line leaking.

[ ] If you have a sump pump, test it. Run water down the drain it's connected to and make sure it kicks on.
