Santa Maria is the largest city on the Central Coast and has a housing inventory that spans nearly a century. The older neighborhoods around Downtown and the Broadway corridor have homes dating to the 1930s and 40s — these properties often have original cast iron drain lines, dated electrical panels in areas where we're doing renovation work nearby, and plenty of deferred maintenance to address. Out toward the Blosser Road and College Park areas, there's a large stock of 1960s and 70s ranch homes where we regularly get called in for flooring upgrades (carpet coming out, LVP going in is probably the most common project we do in this part of town), interior painting, and plumbing fixture replacements. The newer developments near Preisker Park and along Betteravia Road are more recent construction from the 1990s forward, where jobs tend to be more cosmetic — fresh paint, new flooring, deck builds, and the occasional bathroom update. Santa Maria's warmer, sunnier climate means exterior paint and wood fencing hold up reasonably well, though the strong afternoon winds that funnel through from the coast can do real damage to fences and patio covers.
